The land features a mix of fenced pasture, grassland, tree cover, rolling terrain, and natural livestock water sources. The pasture has not been grazed during the current season. Perimeter fencing and cross fencing are in place. The property has well-graded year-round road access and is located within an active mixed agricultural area.
The NW quarter includes a home quarter with two residences, power service, water service, a garage, and supporting outbuildings. Both residences are currently occupied and will be vacant upon possession. The homes, yardsite improvements, and remaining chattels present on possession day will be included unless otherwise stated in the documentation.

Progressive Tender Steps
Step 1: Submit Offer
• Download the Offer Document from www.schwabland.ca pick up a copy at the RE/MAX office, or request one by email.
• Complete the Offer Document and obtain a $25,000 bank draft payable to "RE/MAX of Lloydminster in Trust."
• Place both items in a sealed envelope marked "Schwab Tender."
• Sealed offers must be received at RE/MAX of Lloydminster, 5726 44 Street, Lloydminster, Alberta T9V 0B6, by 12:00 noon MST, Tuesday, July 21, 2026.
Step 2: Offer Progression
• Following the opening of initial offers, Participants will be advised of the highest offer received.
• Participants wishing to continue may submit revised offers during subsequent progression rounds.
• Each revised offer must be a minimum of 2% higher than the current highest offer. Participants may increase their offer by as much as they are comfortable with.
• Progression rounds will generally conclude at 12:00 noon MST each day, excluding Sundays, unless otherwise communicated by the Broker.
Step 3: Final Offer
• Progression rounds will continue until all remaining Participants have declared their Final Offer.
• Participants who do not increase their offer or respond within the specified time period will have their most recent offer declared as their Final Offer.
• Matching offers during progression rounds are discouraged.
Step 4: Confidentiality
• Participant names remain confidential throughout the progression process.
• Only offer amounts are disclosed during progression rounds.
• Participant names and offer history are disclosed only to the Seller upon completion of the progression process.
Step 5: Acceptance and Purchase Contract
• The Seller reserves the right to accept, reject, negotiate, or otherwise deal with any offer received.
• The Seller is not obligated to accept the highest offer or any offer.
• The successful Participant must enter into a Purchase Contract prepared by the Broker.
• Deposit will be increased to 5% of the purchase price upon removal of conditions.
• Proposed completion date is October 15, 2026, unless otherwise agreed.
Step 6: Due Diligence
• The property is being sold on an "as is" basis.
• Participants are encouraged to conduct their own due diligence regarding value, condition, boundaries, improvements, utility services, environmental matters, taxation, and any other matters important to their decision.
• Each party is responsible for their own legal, accounting, financing, inspection, and due diligence costs.
Step 7: Notification
• All Participants will be notified once the Seller has made a decision.
• Deposits from unsuccessful Participants will be returned in a timely manner.
